Who we are

We are My Cost Segregation LLC, a Texas company. We build cost segregation studies. A study sorts the parts of your building into the right tax lives, so you can take more depreciation sooner.

Using this site

• The free tools are estimates. The estimate, the calculator, and the preliminary analysis show a range. They use standard numbers from studies of similar buildings. They are not a study, and they are not tax advice.
• Check with your tax pro. How a study fits your return is your tax preparer's call. Talk to them before you act on any number here.
• Your account is yours. Keep your password to yourself. Tell us right away if someone else gets into your account.
• Be honest with us. Give us true facts about your property. We build the study from what you give us.
• Play fair. Do not scrape the site, probe it for holes, or use it to send spam. Do not upload files that are not yours to share.
• Our content is ours. The guides, the sample report, and the site design belong to us. You may read and share links to them. You may not copy them into your own product.

The engagement letter, in plain words

When you buy a study, you sign an engagement letter. That letter is the real agreement. This is a summary of it. If the two ever differ, the letter wins.

1. What you get. A cost segregation study of your property, built part by part, with photos and workpapers. A Self-Serve study is delivered within 3 business days of a complete intake. On Expert Reviewed, an accountant on our team checks and signs the work, and the study is delivered after that review.
2. What it costs. The price is published on the site. The letter states your price. The full fee is due up front. If your accounting firm is paying, you do not send a payment.
3. What we need from you. Your closing statement, photos, and true facts about the property. We rely on what you give us. We do not check it on our own. If the facts change, tell us.
4. An estimate is not a study. Any number you saw before the study is a range, not a promise. The finished study sets the real numbers.
5. Not tax advice. The study supports a depreciation position. Your tax preparer decides how to use it on your return. It is not an audit of your books and it is not built to find fraud.
6. Selling later, and losses. Depreciation you take now can be taxed back when you sell. Passive loss rules can limit how much loss you use each year. A limited loss carries forward.
7. State rules vary. Some states do not follow federal bonus depreciation. Your state savings can differ from your federal savings.
8. Revisions. Self-Serve: up to 2 revisions included within 7 days of delivery. Expert Reviewed: up to 5 revisions included within 30 days of delivery.
9. The Audit Defense Pledge. If the IRS looks at your study, we draft the response and stand behind every number at no extra cost. The letter states the limits. Read the full pledge on our audit defense page.
10. Who may use the report. You and your tax preparer, to compute depreciation. It is not an appraisal. Do not use it for a loan, a sale price, or an insurance claim. You may always give it to the IRS or a state tax agency.
11. Our liability. Our total liability is capped at the fee you paid. Any refund we pay counts toward that cap. We are not liable for penalties or interest that come from how the study is used on your return.
12. Changes and disputes. If either of us needs to change or end the engagement before delivery, we work it out in writing. Texas law governs. Disputes are heard in the courts in Bexar County, Texas.
13. Signing. You sign online. By signing, you agree to the letter and to electronic records and signatures.

Changes

If we change this page, we change the date at the top. A signed letter keeps the terms it had the day you signed it.
